Reopening a property without pretending it was brand new

After an eighteen-month refurbishment, the group wanted noise. We argued for restraint, then built a film and stills campaign that let the building do the talking.

The brief

The group had two problems at once: a returning audience that remembered the old property fondly, and a new rate card that needed justifying. The first draft of the campaign leaned on the word transformation, which risked insulting the people who had loved it before.

There was also an operational constraint. The hotel was taking bookings during the shoot, so we could not close public areas or dress rooms beyond what housekeeping could reset within the hour.

What we did

Approach

  1. 01

    Clarify

    A half-day clarity session with the GM, F&B lead and the group marketing manager. We wrote down what had genuinely changed and what had deliberately been kept. The kept list was longer, and it became the campaign.

  2. 02

    Plan

    A shot list built around the hotel's own working day — service prep, first coffee, turn-down — so filming sat inside operations rather than interrupting them. Every setup had a fallback frame if a guest walked through.

  3. 03

    Shoot

    Three days on property with a crew of five. One 90-second film, one 30-second cutdown, and a stills library shot on the same setups to keep the film and the print in the same world.

  4. 04

    Systemise

    An editorial content system so the in-house team could keep publishing after we left: written pillars, caption structures, a monthly rhythm and a shot-request template for the property teams.

The restraint was the argument. It read as confidence, and that is exactly what the rate needed.

Outcomes

What changed afterwards.

  • Zero guest disruption

    Three shoot days completed with no room moves, no closed public areas and no compensation claims — the constraint that had blocked the previous production attempt.

  • In-house publishing continued

    The property team kept to the monthly cadence for two full quarters after handover using the system and the library, without commissioning new photography.

  • One story, two audiences

    The kept-and-changed framing let sales speak to returning guests and to the new rate card in the same campaign, instead of running two contradictory messages.

  • Rolled out group-wide

    The editorial system was adopted as the template for the group's second property before the campaign finished running.
